In addition to the 50 apartments, the first floor provides offices for the owner’s property management company, as well as a fitness center that looks out to the patio and swimming pool. There is a spacious lobby with secure package delivery. A common area lounge opens out onto a roof deck with space heating for three season use.
Optimized Design:
- Value designed for utilization of cost effective, high performance materials to provide upscale features at lower rental cost to tenants.
- The length of the efficient double loaded corridor was reduced and refined by the “dumbbell” config-
uration of the layout, and by the creation of octagonal entry foyers with a change in ceiling heights. - The unit design for two bedroom apartments matched the one bedroom design, the mirror image of another bedroom and bath.
- Construction costs were reduced without a sacrifice in quality. Chase walls were utilized for efficient stacked plumbing and mechanical venting, spray applied coating provided a durable plaster-like finish at a fraction of the cost with no need to paint ceilings, and simplified wall assemblies for ease of construction, and improved sound deadening.
- The developer/property manager, in-house construction manager, and architect worked from concept design through final construction documents to design the best quality, most cost effective, and lowest maintenance building for the budget.
